I agree with Toni on this one. The Comparable Sales Method (gathering comparable sales and adjusting for their differences from the subject) is the most accurate way to value waterfront property here at Lake Martin. Not by waterfront foot, and not by acreage. 

You might be interested in a study I did a few of years ago to demonstrate this. 

Waterfront Lot Pricing Study

Previous to this study, I would tell people what I said above but never had the numbers to back my opinion. I don't think that the study is time sensitive, so I think it's still good today.
