Getting hard to find a year round water lot in a restricted subdivision development under $100K....and $185-200K are not uncommon. You can find seasonal water lots in the $60-80K range.

Start at $50k and reach for the sky...... location location location. Undeveloped areas are more affordable and difficult to get to.

When I was first looking for property on Smith lake(Approx 3 years ago) there were quite a few single-wide mobile homes on very nice lots for between $50K-$100K, however, those are getting extremely scarce as time passes. I have seen a few since then, but most of them are now in the low to mid $100'sK
I guess what I'm trying to say, is that it will be extremely difficult to find that great lot with a small fixer-upper cabin for under $100K. I would imagine that everyone by now that owns any lake front property on this lake, knows how much the prices have jumped in the past three years. Good luck in your search...
