My wife and I are looking for property near the lake and are considering some homes in Stillwaters. I was curious if there are any posters on here who live in the Stillwaters subdivision who might be willing to share your thoughts about the direction the area is going. Any important information you can share that perhaps would help us in our decision would be helpful. I know there are many condos being built on the waterfront and this is not a concern for us. Thanks in advance for your assistance.

We have had a place in Stillwaters for 3 years. I have been watching the growth of the community as a whole. It seems the interior/non-water front lots are starting to sell. The condo market has been good and continues to appreciate. The only negative that I can comment on is that it is getting a lot of traffic. My thoughts are that as long as the owners of Harbor Point marina continue to operate a first class facility, home values will continue to increase. Hope this helps.

I have a Harbor Pointe Condo. I love it. We chose it over a house because in the condo one has the opportunity to meet a lot of people. It is quite an active place on Friday and Saturday nights. Because I live in Florida I am not there a lot, but I wish I could be!

I recently looked at some interior lots as a potential investment. They are very inexpensive.

this is a different but related question: Do you get a balance sheet on the association to see its financial health?

I can sure see some liability building for roads and infrastructure. There's definately some deferred maintenance as well. I assume the association owns the roads??? Water??/ Sewer??? Lighting?? Stormwater drainage and retainage????

Are there any reserves built up to make major repairs to all this infrastructure?

If I were to buy property in Stillwaters wouldn't I also be buying a piece of any deferred mantenance not funded by the reserves?
